Overview

The project

Hartbeespoort Waterfront is a landmark mixed-use development proposal for a strategic landholding assembled from three contiguous portions of Erf 1029, Schoemansville Extension 2, in the Madibeng Local Municipality, North West Province. One of the parcels offers direct frontage onto the Hartbeespoort Dam — the defining asset of the site.

Akoma has been engaged by the landowner as Development Manager to take the project from raw land through a bankable investment case. The work follows a phased, risk-first methodology: surface and mitigate fundamental constraints before committing to concept design and financial modelling.

The site adjoins Tielman Street, Liszt Road, the neighbouring Village Mall, and Road P249-1. Its position at the junction of a major arterial and the dam edge makes it one of the most strategically located undeveloped landholdings in the Hartbeespoort area.

Existing rights granted by Mayoral Committee Resolution MC 0026 (24 January 2001) permit hotel & ancillary uses on Portion 6 and offices & professional rooms on Portion 7, each at 40% coverage, 0.8 FAR, and max 2 storeys. Portion 4 rights are conditional on prior development of Portions 1–3.

High-quality modular office units catering to a range of business sizes, meeting demand for new workspace in the area.

Vibrant residential neighbourhood addressing local housing demand, fostering community, and integrating shared amenities.

Community anchor

Mosque as social and functional core. Shared amenities including gym, salons, childcare, and community spaces within walking distance.

Equestrian amenity

Exploring stables, arena, and events venue as a hospitality complement, leveraging Hartbeespoort's strong equine industry.
